Program #4 - 3.5% of Sale Price

  1. All of the above as outlined in Programs 1-3, inclusive of hands on Agent assistance through closing.  This includes all negotitations, prospect showings (**when necessary) and other related property visits as required for inspections, appraisals, etc.
  2. Newspaper advertising available at additional cost to Seller (see R in A-la-carte items)
  3. Open Houses available at additional cost to seller (See Q in A-la-carte items)
  4. Includes coordination of all dates and contingency periods as well as fire inspections, final utility readings and attendance at closing
  5. **Preferred that Buyer prospects attending property with Buyer’s agent will be sent to property unattended by REF agent.  Those prospects without accompanied Buyer agents will be accompanied by REF agent.
  6. If no Buyer representation involved in transaction, REF earns full 3% commission

Program #5 – 5% of Sale Price

  2. Includes up to 3 Open Houses and up to 3 Newspaper Property Advertisements at no additional cost to the Seller
  3. Includes all items from a-la-carte table
  4. Includes coordination of all dates and contingency periods as well as fire inspections, final utility readings and attendance at closing

L) Coordinate and attend appraisal
An appraisal is required for the buyer’s financing. A REF Agent can coordinate with the buyer’s lender and meet the appraiser to allow access and address questions.

Required by your local fire inspector prior to closing. A check made to the local municipality will be required by seller. Check will need to be left for a REF agent to deliver.

REF will have prepared by its counsel and deliver to Seller. Further revisions or negotiations are responsibility of Seller and Seller’s counsel.
